At Top Tier Auctions, we value strong relationships with real estate professionals and believe in working together to best serve clients. If you are a licensed Tennessee real estate agent or broker representing a buyer for one of our auction properties, we offer a clear and straightforward participation process. Please review the requirements and guidelines below to ensure commission eligibility.
Broker Participation Commission
A commission of one percent 1% of the purchase price will be paid to any properly licensed Tennessee real estate agent or broker who submits the required Broker Participation Form on properties we are auctioning that are listed in MLS. To qualify, your registered client must be the successful purchaser at the auction and the transaction must close in accordance with the Contract for Sale and Purchase.
How to Qualify:
• The agent must fully complete the Broker Participation Form including signatures from both the agent and the client
• The completed form must be submitted via email to info@toptierauctions.com no later than 24 hours prior to the auction start time
• Forms submitted after the deadline or to an incorrect email address will not be honored
• Only the first registration of a prospective client will be accepted
Buyer’s Agent Acknowledgements:
• Buyer’s agent agrees to follow all procedures outlined by Top Tier Auctions, LLC
• Buyer’s agent should not bid on behalf of their client without written legal authority
• No oral registration will qualify for commission
• Commission will be paid at closing through the escrow agent to the brokerage representing the buyer
• Agent agrees to hold harmless and indemnify Top Tier Auctions, LLC from any and all claims regarding commission
• Agent will not receive a commission without a completed and signed form from both agent and client
• Buyer’s agent may attend the live auction or assist with online bidding
• Proof of funds must be provided before bidding begins
Client Acknowledgements:
• The client has read, understands, and agrees to the terms in the Contract for Sale and Purchase
• The property is being purchased as-is and in its present condition
• Top Tier Auctions, LLC represents the seller and does not act as the buyer’s agent
• Commission or referral will only be paid to the brokerage listed on the required form
• Client agrees to hold harmless and indemnify Top Tier Auctions, LLC and the seller from any representations made by the buyer’s agent
